Bringing Buzz to Woodlands, Kranji and Sembawang: Things to Know
Singapore’s northern region is getting a major upgrade. Plans are in place to rejuvenate areas like Woodlands, Kranji and Sembawang—previously considered “ulu”—into bustling hubs with new housing, green spaces, and transport links.
Woodlands: Northern Gateway to Malaysia
- Woodlands Checkpoint to be expanded—5 times larger, fully operational by 2032.
- First phase: 21 cargo lanes and 78 arrival car lanes. These can convert into 156 motorcycle lanes.
- Bukit Timah Expressway (BKE) will be extended to ease congestion.
- RTS Link between JB and SG to begin by Dec 2026, linked to Woodlands North MRT.
- New transport hub (MRT, RTS, Bus) in Woodlands by mid-2030s. Includes “business-white” development with office, retail, and light industrial spaces.
- New homes coming up: 4,000 flats near Admiralty Park and along the waterfront.
Kranji: New Homes Near Nature
- Former Kranji Turf Club (130 ha) will house 14,000 public and private homes.
- New neighbourhood centre near Kranji MRT.
- Surrounded by Mandai Wildlife Reserve, Rail Corridor, Sungei Mandai waterway and nature park.
- Sungei Kadut Industrial Estate to feature:
- New MRT interchange (North-South Line + Downtown Line) by 2035.
- Eco-district for agritech, environmental tech and built environment.
Sembawang: Waterfront Living with Heritage
- Old Sembawang Shipyard to become a waterfront estate with maritime heritage.
- Promenade to feature dining, retail and community areas.
- Dry dock may be reused for events or sports.
- Old fire station could be repurposed into a lifestyle hub.
Property Market Trends in the North
- Private condo prices in the North rose 38.2% from 2020 to Jul 2025 (vs. 42% OCR average).
- HDB resale prices in Sembawang and Woodlands grew between 54% to 89% (vs. 54% national average).
- Rental demand surged—average rents up 82% over 5 years to S$3.89 psf/month.
These developments are part of URA’s Draft Master Plan 2025, which lays out land use plans for the next 10–15 years in Singapore’s northern heartlands.
